Living in Amwaj Islands
Amwaj Islands is a group of reclaimed islands off the north-east coast of Muharraq, connected to the mainland by causeway. It is one of Bahrain’s designated freehold areas, and its mix of waterfront homes, marinas, beaches, restaurants and The Lagoon makes it popular with families, professionals and buyers looking for a coastal lifestyle.
Villas are spread across several distinct communities within Amwaj. Some sit directly on the water with private jetties or sea views; others are set within gated compounds with shared pools and landscaping. Character, plot size and running costs vary noticeably from one part of the island to another.
Types of villas you’ll find
- Waterfront villas — homes facing canals or the sea, some with private moorings. Ideal if being on the water is the priority.
- Compound villas — villas in gated communities with shared amenities, often well suited to families.
- Townhouses and semi-detached villas — a more accessible entry point to villa living on the islands.
Every listing I share is checked for current availability. I don’t publish placeholder listings — if you tell me what you’re looking for, I’ll send you villas that are genuinely on the market now.
What I check with you before you buy
- Title deed and ownership details, and that the villa is eligible for your type of ownership.
- Annual service and community charges, and what they cover.
- Condition — air conditioning, waterproofing, pool equipment and any sea-wall or jetty maintenance for waterfront homes.
- What is included in the sale (furniture, appliances, fixtures).
- Resale and rental potential, if the villa is also an investment.

Prefer an apartment?
If a villa doesn’t suit your budget or you’d rather have less to maintain, Amwaj also has a wide choice of apartments. See apartments for sale in Amwaj Islands, or read about buying freehold property in Bahrain if you’re new to the market.
